Looking for a nice neighborhood in Costa Mesa, California?

Costa Mesa is a city in Orange County, California. Since its incorporation in 1953, the city has evolved from a semi-rural farming community of 16,840 people to a suburban area that includes part of the South Coast Plaza–John Wayne Airport edge city, one of the region’s largest commercial clusters, with a retail, commerce, and light manufacturing economy. The population was 109,960 people according to the 2010 United States Census.

SOUTH COAST METRO

The South Coast Metro neighborhood is located on the city’s northern outskirts. South Coast Metro is one of the greatest places to live in Costa Mesa, as voted by Niche.com as the best neighborhood in the city. Many Costa Mesa residents use the area for shopping. W. Sunflower Ave. on the north, Harbor Ave. on the west, Baker St. on the south, and the Costa Mesa Freeway on the east are the district’s loosely defined boundaries. In the many strip malls and shopping complexes, you’ll find both huge retail chains and smaller retailers, as well as fast food restaurants and other sit-down style restaurants. The South Coast Plaza is one of the largest of these. Here you’ll also find larger office buildings and hotels.

The SOBECA District, which is full with restaurants, bars, hotels, and shopping, is one of the most intriguing areas within the South Coast Metro Neighborhood.

The Segerstrom Center for the Arts, a 3,000-seat opera-style hall that holds dance and music events, is also located in the South Coast Metro neighborhood. Apartment and townhouse complexes, as well as a small number of single-family homes, make up the housing stock in this area. The current median home value is $627,969. One of these enclaves is home to Wakeham Park. Large open spaces, shelters, a playground, volleyball and basketball courts may all be found in the park. “The region is near two retail malls and not far from a supermarket,” a Niche.com reviewer said of the neighborhood. The neighbors are pleasant, and there is a great park nearby.”

Many people consider the East Side Neighborhood to be the best part of Costa Mesa to live in. It is located southeast of the city. The Costa Mesa Freeway runs through the neighborhood on the west, with Bristol Street to the north, Irvine Avenue to the east, and East 16th Street to the south. The area has a great mix of ancient and new houses, with architectural styles ranging from Spanish to modern. The proximity to Newport Beach, to the south, compensates for the trade-off in lot size. Homes for sale on the eastside of Costa Mesa don’t show up very often, and when they do, they won’t be cheap. The average home price in this area is $1.45 million.

The neighborhood offers a lot of cool eateries, especially near 17th Street, which is the primary entertainment zone. While not technically in the neighborhood, The Triangle, a busy outdoor mall with restaurants, clubs, and shops, is located across Newport Blvd. Jordan Park, a 3.5-acre park in the neighborhood’s eastern section, is one of the neighborhood’s several parks. A playground, picnic tables, a grill, and baseball fields are all available in the park.

MESA VERDE

Mesa Verde was one of Costa Mesa’s original planned neighborhoods, with homes dating back to the 1960s. Newer, closer-together developments can be found elsewhere in the area. The current average property price is $865,000. The Costa Mesa Golf Course and Fairview Park, which are located in the southern half of Mesa Verde, take up a substantial portion of the community. Fairview Park is a large park that spans 208 acres and is bordered to the west by the Santa Ana River. Two National Cultural Resource Historic Sites, as well as five unique ecological ecosystems with many rare and endangered plant and animal species, are located within the park.

Mesa Verde Country Club occupies a substantial piece of the neighborhood’s northwest corner. The neighborhood’s major business district is located on Harbor Blvd, which runs along the neighborhood’s eastern border. It’s largely chain retailers, fast food restaurants, and other such establishments.

The Westside neighborhood, northwest of Newport Beach and west of downtown Costa Mesa, is in the midst of a transformation. The district dates from the 1950s and was once recognized as the city’s industrial core. While the neighborhood’s southwestern section has an industrial feel, many of the former warehouses have been converted into trendy restaurants and stores. Other sections, particularly along 17th Street, have benefited from new projects incorporating expensive townhouse complexes. The current average property price, according to Redfin, is $851,000. While not cheap, it is one of the city’s more affordable areas if you’re considering the Costa Mesa cost of living. Canyon Park, located in the west side of the community, is a beautiful part of the neighborhood. Canyon Park is a 35-acre park with numerous nice hiking paths, picnic tables, grills, and a playground.

CENTRAL COSTA MESA

The Central Costa Mesa neighborhood is located just south of the South Coast Metro area. On the north, Baker St., the 55 freeway on the east, Harbor Blvd. on the west, and Wilson Blvd. on the south run through the neighborhood. The area’s densely packed residential neighborhoods are made up of single-family homes, condos, townhouses, and apartment complexes. The current average home price in the area is $870,000. College Park, Costa Mesa’s first master-planned community, is located in Central Costa Mesa. Homes in this neighborhood were constructed on lots ranging in size from 6,000 to 8,000 square feet between 1956 and 1959. Other Central Costa Mesa communities include Halecrest, Mesa Del Mar, and Monticello Townhomes.

Both Orange Coast Institution and Vanguard University, Orange County’s third largest college with around 25,000 students, are located in the neighborhood. This neighborhood is home to many of Costa Mesa’s major corporations, as well as the Costa Mesa City Hall and other government facilities. The Pacific Amphitheatre, an 8,000-seat open-air arena, is also located here. Within the area lies Tewinkle Park, a 49-acre park with baseball fields, a lake, tennis courts, and picnic shelters.
